Fulfillment Plus, a US-based third-party logistics provider specialising in e-commerce fulfilment and transport services, has expanded its Long Island operations with the lease of new industrial space in Hauppauge, New York.
The company has secured 56,500 square feet at 45 Ranick Road, significantly increasing its operational footprint from the approximately 20,000 square feet it previously occupied in Holbrook. The expansion supports Fulfillment Plus’s logistics and transport activities, including order fulfilment, inventory storage, returns processing and custom packaging for online retailers.
The move is designed to consolidate operations and improve efficiency while providing headroom for future growth. Fulfillment Plus is also seeking to sublease its existing 50,000-square-foot facility at 889 Waverly Avenue in Holbrook, with longer-term plans to lease the entire 125,147-square-foot Hauppauge building set on 8.73 acres.
The Hauppauge Industrial Park is one of Long Island’s largest logistics and industrial hubs, offering proximity to key transport routes and access to a dense consumer market. For fulfilment and logistics operators, scale and location remain critical as retailers demand faster delivery times, flexible inventory management and seamless integration with online sales platforms.
Fulfillment Plus supports merchants across major e-commerce ecosystems, including Amazon, Walmart and Shopify, providing logistics services that extend from warehousing through to last-mile preparation. As online retail volumes continue to rise, third-party logistics providers are investing in larger, more efficient facilities to manage higher throughput and seasonal demand.
The transaction was brokered by Joshua Cohen and Kyle Burkhardt of Newmark, who represented both Fulfillment Plus and the landlord, SRE 45 Ranick Road LLC, an affiliate of Sterling Investors.
