Zenith Real Estate Partners, a UK property investment firm, has acquired Sighthill Central, a 43,000 sq ft multi-let industrial estate in Edinburgh anchored by parcel delivery company Evri. The estate is located close to the M8 motorway linking Edinburgh and Glasgow, positioning it for last-mile logistics and distribution operations serving the capital and surrounding areas.

Zenith Real Estate Partners is a property investment firm headquartered in London, focused on value-add acquisitions of commercial real estate across 13 core UK markets including Manchester, Birmingham, Bristol and Leeds.

Evri is a British parcel delivery company headquartered in Leeds, majority owned by Apollo Global Management following a merger with DHL eCommerce UK completed in 2025. The company reported revenue of £1.85 billion and adjusted EBITDA of £341 million for the year to March 2025.

The acquisition, completed on an off-market basis, forms part of Zenith's strategy of investing in well-located multi-let industrial properties in markets where supply is limited.

The structural driver is constrained supply of multi-let industrial stock in Edinburgh, a shortage that is pushing investors toward last-mile logistics assets anchored by established occupiers.

Zenith plans to carry out improvements at Sighthill Central as part of its value-add strategy, including upgrading the property, improving its environmental, social and governance credentials and strengthening the offering for existing and future tenants.

For the sector, the deal illustrates continued investor confidence in last-mile logistics assets in regional UK markets despite broader industrial supply constraints.
