Beaufort Capital, a London-based property investor and lender, has acquired a 60,000 sq ft industrial estate in Beeston, Nottinghamshire, for an undisclosed sum. The fully let estate adds to a Midlands and North West multi-let portfolio that Beaufort aims to grow beyond £100 million within the next 12 months.
The estate sits on roughly three acres and is let to a large local business that has been active on the site for more than 20 years. The acquisition was completed off-market, and Beaufort plans to invest in the estate through a number of ESG-forward initiatives.
Beaufort Capital provides development finance, including senior, mezzanine and equity funding, to property developers across the UK, with its investment adviser Beaufort Capital Management UK based in London. Its financials are not publicly disclosed, though it has a £50 million light-industrial joint venture with Marchdown Holdings that has bought sites in Grantham, Peterborough and Wellingborough. Beaufort provides both debt and equity to the venture, which targets well-located multi-let industrial estates needing active management, repositioning and refurbishment.
The structural driver is Beaufort's push to assemble a multi-let industrial portfolio in the Midlands and North West, where it is targeting new acquisitions and joint venture partnerships alongside this purchase.

For the sector, the deal shows specialist investors continuing to buy small, fully let industrial estates in the Midlands, where long-standing local tenants and ESG upgrades are central to the investment case.
